The Elephant Park development is a £1.5bn regeneration of 28 acres in the centre of Elephant & Castle being delivered under a Partnership between Lend Lease and Southwark Council. A total of almost 3,000 energy efficient homes will be built of which 590+ units will be affordable homes for London and Quadrant (L&Q).

Madlins were appointed in 2013 as L&Q’s Employer’s Agent and Cost Consultant on the initial phase, Trafalgar Place, and have subsequently been retained for the remainder of the project. Delivering 350 units to date.

The Development further includes 4,403 sqm (GEA) of flexible retail (A1 - A5) use, car parking, motorcycle parking, cycle storage, servicing, plant areas, new landscaping, new public realm and other associated works.

  • MP1 South Gardens

  • MP2 West Grove
    MP2 West Grove – delivery of 123 Apartments for Affordable Rent and Shared Ownership – Completed May 2019.
  • MP3 Park Central East & West
    Delivery of 166 Apartments for Affordable Rent and Shared Ownership delivered across 4 Blocks – Completed December 2020.
  • MP4 East Grove
    Delivery of 104 Apartments (50 Shared Ownership and 54 Affordable Rent), across two blocks – Completed October 2022.
  • MP5
    Delivery of 72 Apartments for Shared Ownership and Affordable Rent, across two blocks with completion expected May 2024.

The Development consists of two development plots linked by new public realm. Development Plots H4 and H5 will consist of a series of predominantly residential buildings arranged around communal courtyards for the use of the residents. Flexible retail uses are provided at ground floor level of both plots. Secure residents’ car parking (L&Q’s allocation for Wheelchair units only) and motorcycle parking facilities are provided within a basement car park. Cycle parking facilities are provided in the public realm and within plots using a combination of Sheffield Stands and stacked systems. In total, the Development consists 829 residential units, car parking, motorcycle parking, cycle storage, servicing, plant areas, new landscaping, new public realm, and other associated works. The individual development plots comprise the following accommodation:

Plot H4 - L&Q have acquired 91no units comprising of 48no for Shared Ownership and 43no for Rent.

Plot H5 - L&Q have acquired 75no units comprising of 34no for Shared Ownership and 41no for Rent.
